A home inspection by B and B Inspections is a complete, competent, easy to understand report that includes:

Site is evaluated for any conditions that would adversely affect the structure
Exterior surfaces and components
Attached porches, decks, garage, etc.
Roof and components
Attic, structure, insulation, venting, moisture penetration, condition
Electrical system
Heating and Air Conditioning systems
Plumbing system
Interior rooms
Crawlspace/basement, structure
Summaries at the end of the report recommending the course of action needed for all issues.

I create a comprehensive report with pictures and arrows for any issues found detailing Deficient and Conditional issues. The report is usually delivered the same day.

Kentucky home inspectors are only required to communicate issues that are significantly deficient. I also document issues that I define as Conditional - Items performing their intended function, but in need of minor repair. These Conditional issues are above what other inspectors provide.
